Selling a historic 5,100 sq. ft. commercial building in Middletown, Missouri, offered as one tract. The property features retail, dining, kitchen and storage areas, along with a walk-in cooler, delivery dock, additional storage building, and Main Street frontage with parking.
The building includes city utilities, natural gas, central air, and has been well maintained, making it ideal for continued commercial use or redevelopment.

REAL ESTATE
The 1890 store structure consists of 5,100 sq. ft. of retail, dining, storage and preparation area, divided into three sections, each with their own outside entrance. The exterior of the building is primarily brick with some wooded shake shingles on the front, large windows and a flat tar roof that was professionally treated in 2024 and comes with a warranty (warranty contract is available for inspection). The overall lot is 8,569 sq. ft. ( a current survey is available for inspection) and has frontage and parking along Main Street, has city utilities and natural gas.The interior of the store is divided into three basic areas, the center 40’ x 60’ is being used as a retail grocery store and deli, the east 25’x 60’ is being used as a customer dining area, retail space, office area and storage, this area has a wall mounted natural gas forced air heater for supplemental heat.The west 20’ x 60’ is where the walk-in cooler is located, kitchen and food prep area, retail hardware store and restroom. There is an exterior door on the west side of the building that accesses the 8’ x 16’ covered delivery dock and an additional 16’ x 70’ wooden frame storage building. The three areas are all connected and accessible through doorways. There are two 2011 model American Standard central air conditioning units that cool the building and heat is provided by a hanging Bryant natural gas forced air furnace. There is a partial masonry basement under the west portion of the building.

The real estate will be sold first as one single lot on a total dollar base, then the store fixtures, then we will conclude by selling any remaining retail grocery and hardware inventory.

NOTE: Terri is going to run a 50% off sale for 3 weeks before the auction on store inventory, there are some exceptions that will be posted. Anything remaining on sale day will be sold at the auction. Note on the remaining retail inventory sales, there will be sales tax charged.

The Middletown Store has been owned and operated by the Thomas Family since 1985, during that time it has served as a convenient place for people of the Middletown/Montgomery County area to buy their groceries, hardware, eat their lunches, drink their coffee and fellowship, it has been in continual operation. It is with lots of emotion that Terri has made the decision to close but feels it is time. The building is very functional, and the fixtures are in operating condition.

TERMS & CONDITIONS:10% Down sale day with the balance due and possession given at closing in 30 days or less. The 2026 Montgomery County property taxes will be pro-rated to the date of closing. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.
