Selling 78 +/- Acres of tillable land, pasture, house and garage to be offered all in one tract. Great location just north of Mexico in the southeast corner of Highway 15 and Highway Z, in Township 52N, Range 9W, Section 16 of Audrain County Missouri.


The property consists of 78 +/- Acres of a balance of tillable and pasture land. The Audrain County FSA Office calls for 80.71 total acres with 67.97 acres of crop land and the balance is in wooded draws, fence rows, a pond and the Steuber Homestead.


The Steuber Property will be sold off existing legal description, and the acreage is based on the Audrain County Assessor’s figures.


The homestead consists of the Steuber home and an attractive 20’ x 36’ detached garage. The house has a brick front, aluminum siding , and shingle roof, sets on a partial concrete basement, is hooked to a deep well with rural water available along Highway Z, and a septic tank and sewer line. The house is currently occupied.


The home is basically in two sections, the older part in the back has four rooms, the newer part in the front consists of a large living room with a big picture window, three bedrooms, a full bath and kitchen with wooden cabinets, double sink with Formica counter tops with a rolled front and 4” back splash. The appliances will stay with the house. The basement is under the newer part of the home, there is a brick flue and wood burning stove, and a washer and dryer hookup. There is evidence of water leakage in the basement.


There are two existing entrances off Highway 15 plus an existing driveway off Highway Z for the house. The detached garage has three overhead doors, full concrete floor and is wired.


The cropland is currently rented out for the 2026 crop year on a 1/3 & 2/3 basis; the new buyer will get the landlord’s 1/3 share this fall. The pasture is rented out until the last of June, possession of the pasture will be given at closing.


The 2025 Audrain County Property taxes were $874.03.


TERMS & CONDITIONS: 10% Down the day of the auction with the balance due and possession of the pasture will be at closing in 30 days or less, possession of the house will be 30 days after closing and possession of the crop ground will be after the crop tenant has harvested this fall. 2026 Audrain County property taxes will be pro-rated to the date of closing. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the seller and buyer.
