SELLING 235 +/- ACRES NORTON COUNTY LAND AUCTION


TRACT I
LEGAL DESCRIPTION: The West Half of the Northwest Quarter (W/2 NW/4) and the West Half of the Southwest Quarter (W/2 SW/4) of Section One (1), Township Three (3) South, Range Twenty-three (23) West of the 6th P.M., Norton County, Kansas being 157.95 acres more or less EXCEPT a tract of land bounded as follows: Commencing at the Northwest Corner (NW/C) of Section One (1), Township Three (3) South, Range Twenty-three (23) West of the Sixth P.M., thence South Thirty-five feet (35’) and East Twenty feet (20’) to the point of beginning; thence South Three Hundred Sixty feet (360’), thence East Three Hundred Sixty feet, (360’), thence North Three Hundred Sixty feet (360’), thence West Three Hundred Sixty feet (360’) to the point of beginning.


GENERAL DESCRIPTION: This tract of land has approximately 36.3 acres of cultivation and 121.65 acres of pastureland. On the cropland, all acres are currently planted to corn. The cropland is primarily class II, III and IV Holdrege and Uly Silt Loam and has proven to be extremely productive over the years. Approximately 121.65 acres of excellent native pasture add to this tract. The pasture has been extremely well cared for over the years with an abundant mixture of grass. The cattle were removed mid-August to be assured the grass was rested for the new buyer. Water is provided by a water well with a submersible pump and electric meter located in the Southwest corner of the property. Addition water sources include ponds. The property has good fences.


FSA INFORMATION: It carries a 26.7 acre wheat base W/41 bu yield and a 9.4 acre grain sorghum base W/ 96 bu. yield.


LAND LOCATION: From Norton, KS – Travel East on KQNK RD or RD M, approximately ½ mile, to the Northwest corner of the property.


MINERALS: Seller shall convey 100% of the seller’s minerals to the purchaser. All minerals are believed to be intact.


POSSESSION: Immediate upon a signed sales contract and earnest money being deposited with the title company on the pastureland, after the 2026 fall harvest on the cropland acres.


TAXES: Taxes will be prorated to the date of closing. 2025 taxes were Tract I $670.26 and Tract II $461.30.

GENERAL DESCRIPTION: This tract of land has approximately 41.53 acres of cultivation and 35.53 acres of pastureland. On the cropland, all acres are currently planted to corn. The cropland is primarily class II and IV Holdrege and Uly Silt Loam and has proven to be productive over the years. In addition, approximately 35.53 acres of excellent native pasture consisting of a mixture of grasses. The pasture has been extremely well cared for over the years with it setting idle this year. Water is provided by a water well powered by a functional windmill. The property has good fences.


FSA INFORMATION: It carries a 12.1 acre wheat base W/49 bu yield and a 14.5 acre corn sorghum base W/ 77 bu. yield.


LAND LOCATION: From Norton, KS – Tract II, 7 miles North on HWY 283 to RD E., 1 Mile East, to the Southwest corner of the property.

TERMS, TITLE INSURANCE AND CLOSING: Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing. Closing shall be completed on or before November 20, 2026. Owner’s policy and closing expense will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
