To settle the Estate of Robert & Roma Halvorson, we will offer their farmland, pasture land, home, and an additional building site at auction. This auction includes over 160 acres of High-Quality Farmland, a very nice 3-bedroom home on a classic farm acreage with lots of outbuildings, pasture ground, native prairie, hunting opportunities, and an additional building site.


Tract 1: 172.73 Acres total offered in 3 separate parcels.
Legal Description: Lot 1 & N 1/2 Lot 2 NW ¼ AND W 1/2 SW 1/4 NE 1/4 AND N 1/2 Lot 1 SW 1/4, all in 7-94-52, Pleasant Valley Township, Clay County, SD. Taxes for all of Tract 1 are $5,672.68.
T1, Parcel 1: This parcel is a classic farmstead with a very nice, 3-bedroom home including 2 baths, a full basement, a large kitchen area, and an unattached 2-car insulated garage. Part of the home was a new addition in 2006 and includes a large master bedroom and bathroom. The house has central air conditioning and, a propane furnace and is hooked to rural water.
There are several outbuildings including a nice shop area with a large overhead door and concrete floor, a 4500bu bin, two 3,300bu bins, plus several other older barns & sheds. All this sits on approximately 8.5 acres.

Terms: 10% non-refundable down payment due the day of auction with the balance on closing. 2024 taxes due in 2025 will be paid for by the seller. Clay County Title Co, closing agent. Closing Costs & Title insurance are split 50/50 between the buyer and seller. The farm is not being sold to any existing contracts, so the new buyer will have full farming rights & possession for the 2025 crop season. Closing: If the farms are sold as a single (Tract 1 & Tract 2 without being divided), the closing will be December 20th, 2024. If a survey has to be completed, closing will take place approx. 14 days after all records have been recorded, approximately March 1st, 2025.
