We will offer the following real property at auction “On Site” at the land located from Chester, SD – 3 miles west on 241st St. (Co. Hwy. #52) to 461st Ave. (Co. Hwy. #21) and then approx. ¼ mile north on 461st to the SALE SITE; or from the Prostrollo Motors Corner in Madison, SD – 1½ miles east on Hwy. #34 to the Jct. of Hwy’s. #34 & #19, then approx. 6¼ miles south on Hwy. #19 to Franklin and 3 miles east on 241st St. to 460th Ave. to the SW Corner of the land.

This auction presents a great opportunity to purchase a productive parcel of farmland with some high-quality soils, a relatively high percentage tillable and superb location lying adjacent to 2 county highways and conveniently located to Chester and Madison, SD., the Dakota Ethanol Plant at Wentworth, SD & Madison Farmers Elevator, Lake Madison and Brant Lake and other area points of interest and is also situated in a prominent agricultural area in Chester Township in Lake County, SD. This land is available to the buyer to farm or lease as they desire in 2025. This property consists of a total of a +/-285.2 acre surveyed parcel of land. According to FSA information this farm has 279.41 acres of Farmland with approx. 261.15 acres of cropland, with a 147.67 acre corn base with a 146 bu. From a visual inspection of the FSA aerial photo, it appears that the portion in Tract 1 (+/-109.87 surveyed acres) of the SE¼ is nearly all tillable with approx. 110.16 acres of cropland; additionally, the portion in Tract #2 (+/-175.33 surveyed acres) – which is inclusive of the SW¼ and an area of land in the SW corner of the SE¼) – appears to contain approx. 150.99 acres of cropland. According to info. obtained from the Lake County Assessor & Treasurer’s information the 126.95 taxable acres in the SE¼ has an overall soil rating of .736 and the 2023 RE taxes payable in 2024 were $2,395.80 and the 158.62 taxable acres in the SW¼ has an overall soil rating of .715 and the 2023 RE taxes payable in 2024 were $2,947.24. Comparatively information obtained from Surety Agri-Data, Inc., indicates the acres in area in Tract #1 of the SE¼ has a soil index of 71.9, and the acres in the area of Tract #2 has a soil index of 67.4. The cropland acres in Tracts #1 & #2 are comprised of predominately Class II & III soils. The non-tillable acres include some lowland pockets and trees which are located in Tr. #2. It also is noteworthy that there has been a NRCS Certified Wetland Determination completed on this farm. The topography of this land is generally gently rolling to rolling with some lower lying areas in lowland areas. According to US Fish and Wildlife there are NO wetland easements on this farm. TERMS: A 10% nonrefundable downpayment on the day of the sale with the balance on or before Jan. 17, 2025, with full possession for the 2025 crop year.
