AUCTIONEERS NOTE: This auction presents an opportunity to purchase a parcel of land with a high percentage tillable and some potential hunting opportunities. This property has been in the Fosheim/Hanten family and has not been available for purchase for several decades, thus this auction presents what might be the opportunity of a lifetime to purchase this desirable parcel of Miner County, SD land. This land is under lease for the 2025 crop year, thus the buyer will receive a “seller enhanced” rent of $250.00 per acre on 72 acres for a total annual rent of $18,000.00 to be credited/paid to the buyer at closing. This property will be based on 71.62 surveyed acres as determined by a recent survey completed by Midwest Land Surveying, Inc. This farm presently is being operated as a high percentage tillable parcel of productive cropland, although this land is situated in a prominent hunting area of western Miner County, SD with the west side of the property lying adjacent to the Miner-Sanborn County line. According to FSA information this farm has approx. 75.57 acres of cropland which appear to be slightly overstated, although there are no established bases or yields assigned. According to the Miner Co. Assessor, this land has a very respectable overall soil rating of .887 and comparatively Surety Agri-Data soils indicate this land has a soil index of an 81.7, with the soils predominately comprised of Class II soils. The general topography of the land is level to gently rolling. The RE taxes payable in 2024 on this land were $1,407.50.
LEGAL DESC.: Lots 3 & 4, also known as the W ½ SW ¼ of Sec. 31, T. 108N., R. 58W., (Redstone Twp.), Miner County, SD.
TERMS: Cash – A 10% nonrefundable downpayment sale day and the balance on or before February 5, 2025 with landlord’s possession and full possession at the expiration of the existing lease on Feb. 28, 2026. This land is sold subject to seller enhanced cash rent for 2025, with the new buyer to receive a seller’s enhanced rental amount of $250.00 per acre calculated as 72 acres at $250.00/Acre = $18,000.00, which will be credited/paid to the buyer at closing. Marketable title will be conveyed with an owner’s title insurance policy provided with the cost of the Owner’s Policy and Closing Agent’s Fee (Fidelity Abstract & Title in Howard, SD) to be divided 50-50 between the buyer and seller.
