Directions: From I-44 take exit 67 to Hwy N, go 2.3 miles south to Hwy TT, go west 1.2 miles to S. Farm Road 69. Watch for signs.

Real Estate Info.
Offering 30+/- Acres in three tracts in Township 28N, Range 24W, Section 12.
TRACT 1
Consist of 8.39 +/- acres with Hwy TT frontage on Northside and access to S. Farm Road 69 on the west side of the property. The tract is all open currently in grass production. There is also a large pond in the Northwest corner of the tract.

TRACT 2
Consist of 9.90 +- acres with a beautiful ranch style brick home with attached carport and deck area. The home has central air with 3 bedrooms, 1 bath, large living room and kitchen. Other improvements include a 30’x72’ cattle barn that opens to the east adjoining with the cattle pasture, pens, and automatic waterer. There is also a 14’x22’ storage building. This tract has lots of mature landscaping that has been well maintained over the years. This tract also has S. Farm Road 69 access on the west side.

TRACT 3
Consist of 10.71 +/- acres with access to S. Farm Road 69. It is mostly pasture with a small pond and a few trees on the south side of the tract.

TERMS & CONDITIONS: 10% Down day of the auction with the balance due and possession given at closing in 30 days or less. The cost of the title commitment, deed preparation and closing costs will be split 50/50 between the seller and buyer. Full possession will be given at closing.
