Location: 48380 290th St, Canton, SD—Approx 8 1/2 miles south of Canton, SD – From Canton, SD on Cedar Ave / 481st Ave go 3 miles south then east on 285th St for 1/2 mile then south on 482nd Ave for 5 miles then east on 290th St for 1 1/2 miles. Auction signs will be posted.
Tract 1 General Description: Selling will be 63.44 surveyed acres of Fairview Township, Lincoln County, South Dakota farmland. The primary soil types on the tillable acres consist of the MpC2-Moody-Nora, ShF-Shindler, MoB-Moody, and CpD2-Crofton-Nora series. According to Agri-Data the farm has Productivity Index of 48.7 (this includes the terraces/grassland which are not currently farmed). The current farmed acres have a Productivity Index of 62.6. According to the FSA Office the farm has approx. 43.7 cropland/ tillable acres with the remainder as 16.80 acres of CRP, road and ditch this includes the terraces/grassland which are not currently being farmed.
Brief Legal Description: Tract 1 in the S 1/2 of the SE 1/4 and SE 1/4 of the SW 1/4 in Section 29-97-48, Fairview Township, Lincoln County, South Dakota farmland. Containing 63.44 acres. This tract does contain an agricultural easement with the neighboring farm to the west along the fence line totaling .51 acres.
CRP: There are currently 16.8 acres enrolled in the CRP Program (see contracts for payment amounts per acre). The contract is set to expire 9-30-2027. The 2025 crop year payment will remain with the sellers.
Tract 2 General Description: Selling will be 41.70 surveyed acres of Fairview Township, Lincoln County, South Dakota farmland. The primary soil types on the tillable acres consist of the Ah-Alcester series. According to Agri-Data the farm has Productivity Index of 81. According to the FSA Office the farm has approx. 29.80 cropland/ tillable acres with the remainder as 10.8 acres of CRP, road and ditch.
Brief Legal Description: Tract 2 in the S 1/2 of the SE 1/4 in Section 29-97-48, Fairview Township, Lincoln County, South Dakota farmland. Property contains 41.70 surveyed acres.
CRP: There are currently 10.8 acres enrolled in the CRP Program receiving an annual payment of $337.01 per acre. The contract is set to expire 9-30-2027. The 2025 crop year payment will remain with the sellers.
Farm Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2026, as well as all prior taxes. The estimated net annual real estate taxes on the entire farm are $1,850 per year.
Method of Sale: Tracts 1 and 2 will be sold as choice of tracts with the highest bidder having the option to take one tract or both tracts. Then the auction will be concluded or we will sell the remaining tract.
Terms: 15% down upon conclusion of the auction. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property. Owners title insurance and closing fee will be split 50/50 between buyer and seller. Stewart Title Company will be acting as the Escrow and Closing Agent. Sellers do not guarantee or warrant that existing fence lines lie on the true boundary’s. Any new fencing will be the responsibility of the purchaser if needed pursuant to South Dakota statutes. The owners reserve the right to reject any and all bids. Online bidders must agree to these terms and conditions as well as online conditions prior to registering and must be verified 24 hours prior to start of auction. Exact legal descriptions will be according to the survey. In the event any buyers require specialized closing work will result in additional closing fees.
