Terms
10% non-refundable earnest money deposit due the day of sale with balance due on or before December 3rd, 2024. Per the expiring lease, the farm is free for possession for the upcoming 2025 crop year. Title insurance and closing fees split 50/50 between buyer & seller. The sellers will pay the 2024 real estate taxes, and the buyers will be responsible for the 2025 taxes. Sellers do not guarantee that existing fences lie on the true boundaries, and any new fencing will be the responsibility of the purchaser pursuant to SD statutes. The cropland acres, yields and bases are per the FSA office. The new buyer is responsible for conducting their due diligence for any future uses and practices with the property. The farm is sold subject to easements and restrictions, if any, and is sold subject to confirmation of the owners on the day of the sale. The Farm has a US Fish & Wildlife Wetlands easement.
