AUCTIONEER’S NOTE We will be offering the Bougger Land at Public Auction. This has been in the Bougger Family for many years. The majority of the farm is currently enrolled in the USDA CRP Program which will expire in 2027.

LEGAL DESCRIPTION: Part of the Northwest Quarter of Section 33-14-4, Butler County, Nebraska, Containing 153.98 acres more or less.

LAND LOCATION: Approximate location is 2111 28 Road From Brainard, NE, go 2 miles south on County Road “T” to County Road “28”, then 1 mile east.

PROPERTY DESCRIPTION: This tract of land is somewhat rolling. The Oak Creek Bicycle Trail cuts diagonally through the property. There are 114.94 acres that are currently enrolled in the USDA CRP Program with the balance in pasture. There is great recreational and hunting opportunities from deer to upland game birds.

FSA INFORMATION: FSA indicates 113.41 acres of crop acres consisting of: Corn: 75.57 acres; Grain Sorghum: 19.47 acres; Soybeans: 18.37 acres. There are 114.94 acres presently enrolled in the CRP Program which will expire on September 30, 2027. The buyer will agree to uphold and honor the current contract until it expires. The balance of the farm is in pasture.

TAXES: 2023 taxes were $4799.62

TERMS: $50,000.00 down day of sale with the signing of a purchase agreement. The balance to be paid on or before May 14, 2024. The buyer agrees to honor the remainder of the CRP Contract which expires on 9/30/2027. Title insurance and escrow fees will be split equally between the buyer and the seller.
