TERMS: A 10% non-refundable earnest money deposit for the bare land and a 5% non-refundable deposit for Tract 4, the acreage, is due day of sale with balance due at closing. Closing for the acreage will be on or before June 30th, 2025, and closing on the land will be on or before September 5th, 2025. Title work and closing fees split 50/50 between buyer & seller. The acreage will have possession at closing and the land will have possession upon closing after the crop is removed. The sellers will pay the 2025 RE taxes and the new buyers will be responsible for the 2026 RE taxes. A survey will be provided for all parcels if sold to separate buyers with the cost split 50/50 between the buyers and sellers. The total acres will be dependent upon the new survey, with the purchase price for bare land tracts reflecting the total acres.
