This very nice farm consists of approximately 145± acres more or less. According to the county F.S.A. office there is 140.74 acres of farmland with 124 acres of DCP cropland with 49 PLC yield. The balance is in grass pasture, pond and timber. Rural water available on the west & north sides.

Principal soils include: mostly Pond Creek Silt Loam, 0-3% slopes, class I; Grant Silt Loam, 1-5% slopes, class II; Kingfisher-Ironmound complex, 8-20% slopes, class IV & VI

Possession: will be given after the current bean crop being planted.

Minerals: Minerals will transfer with the surface rights. Seller believes they own 100% of the minerals but whatever interest owned will transfer. Title will transfer by a Quit Claim Mineral Deed.
