Directions: From the airport on the east edge of Mexico, MO, take Highway 54 east 7 miles to the Hoer Property on the right OR from Scott’s Corner (the junction of Hwy. 19 & Hwy. 54) take Highway 54 west 1 3/4 miles to the Hoer property on the left.

Selling 238.8+/- Acres offered in three tracts
238.8 Surveyed acres to be offered in three tracts with their own individual Highway 54 frontage and access. The property is in Township 51N, Range 7W, Sections 33 and 34 in Audrain County Missouri.
The property will be sold by the acre using the choice method.
The Audrain County FSA Office calls for 227.06 acres total crop land with 1/2 acre on Tract 3 in CP8A with an annual payment of $59.00 until 2029.
The Hoer Family is keeping the homestead and 7.2 surveyed acres; therefore, it will not be offered in the auction.
TRACT 1
Consists of 76.3 surveyed acres and is virtually all tillable and currently in crop production. This tract has frontage and access directly off Highway 54 which runs the entire length of the north end of the tract. The tract has waterways.
TRACT 2
Consists of 83.4 surveyed acres with a high percentage tillage and currently in crop production. This tract has frontage and direct access off Highway 54 which runs the entire length of the north end of this tract. There are waterways and only a narrow-wooded draw that runs from Highway 54 to the south end of the tract is not being farmed. There is a small grass area and a pond next to the homestead.
NOTE: TRACTS 2 and 3 will enjoy a joint access on the property line off Highway 54 over a 60 ft.

TRACT 3
Consists of 79.1 surveyed acres with a high percentage of tillable acres that is currently in crop production. TERMS & CONDITIONS: 10% Down payment is due the day of the auction at the conclusion of the bidding process with the balance due and possession given at closing in 30 days or less. Title insurance, deed preparation and closing costs are to be split 50/50 between the Seller and Buyer.
The Hoer Family will retain all the 2024 farm revenues and pay all the 2024 Audrain County Property Taxes. The new buyer will get full possession at closing and be responsible for all future taxes. The farm sells will no future farm tenancies.
