PROPERTY LOCATION
From the west edge of Mexico, Missouri at the junction of Highway 15 and Highway FF, turn and go west 2 miles on Highway FF to Audrain County Road 929, turn right and go north 1/2 mile to the Haupt property on both sides of the road.

Selling 115.33 +/- acres offered in two tracts located in Township 51N, Range 9W, Sections 21 and 28 of Audrain County Missouri. The property will be sold in two tracts; the south tract contains 58.03 +/- acres and the north tract contains 57.3 +/- acres. The acreages are based on the Audrain County Assessor’s tax amounts.
Tract 1
Consists of 58.03 +/- acres that lie south of ACR 929 with frontage and access from ACR 929 which runs along the east and north sides of this tract. The Audrain County FSA Office calls for 38.33 acres of cropland that is currently being used for row crop production with the balance in woods and a wooded creek bank along Davis Creek which is the south boundary line for Tract One.
Tract 2
Consists of 57.3 +/- acres that lie north of ACR 929 with frontage and access along the south side of the tract from ACR 929. The Audrain County FSA Office calls for 46.69 acres of cropland that is currently in row crop production with the balance in woods and wooded draws. There is rural water along Audrain County Road 929.
The current farm tenant is willing to give up his 2026 rental agreement on the farm and let the new buyer have full possession at closing or he will farm it for the 2026 crop season on a cash rent basis.
TERMS & CONDITIONS: 10% Down sale day with the balance due and possession given at closing in 30 days or less subject to tenant rights if needed. The new buyer will get all the 2026 farm income and pay all the 2026 Audrain County property taxes. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the seller and buyer.
NOTE: We will not be conducting a survey on this property, our acreage multipliers are based on the Audrain County Assessor’s acreage.
