We are offering 216 +/- Acres in five distinct tracts of farmland for sale, ranging from 11 to 104 +/- Acres.
All located near Highway 54 and Audrain County Roads. These properties are primarily open land, currently in crop production, and feature diverse landscapes with waterways, wooded areas, and access from main roads. The tracts vary in size and characteristics, with some bordering abandoned railroad rights-of-way and one partially within Mexico city limits. Each offers excellent access for farming, investment, or development, with one tract enrolled in a Conservation Reserve Program (CRP) paying annual income until 2029.
TRACT 1
50 +/- Acres that lies in the southeast corner of the farm and has frontage and access available on the south side directly off of Highway 54 that runs along the entire south end. Tract One is virtually all open and currently in crop production. It is bordered on the north end by the abandoned railroad right away, it has waterways and a wooded fence row along the east side.
TRACT 2
16 +/- Acres that has frontage and access directly off of Highway 54 which runs the entire length of the south side of this tract. It is primarily all open and currently in crop production. The balance of the tract has a waterway and a narrow-wooded draw that runs up the west side, a portion of this tract lies in the city limits of Mexico.
TRACT 3
11 +/- Acres, it is the smallest of the five tracts and lies between the Audrain County Jail and the abandoned railroad right-a-way. It has frontage and access on Audrain County Road 425 which runs along the entire west side. The open portion of this tract is being farmed with the balance in a wooded draw.
TRACT 4
35 +/- Acres that lies in the very northwest corner of the farm in the southeast corner of ACRs 425 and 408 with frontage and access from both. This tract is open farmland that is currently in crop production. The balance is a small grass and timber piece in the very northwest corner and a wooded strip down the east side. It fronts the abandoned railroad right-a-way on the south side.
TRACT 5
104 +/- Acres, it is the largest of the five tracts. This tract lies in the very northeast corner of the farm, it has frontage and access off ACR 408 that runs along the entire north end of the tract. It is virtually all open and currently in row crop with the balance in waterways, a
narrow-wooded fence row along the east side and a strip of woods that runs up the west side. Tract Five joins the abandoned railroad right-a-way that runs along the south side of the tract. NOTE: There is .90 acre of this tract enrolled in CRP which runs until 9-30-2029 and pays $106.00 per year.


FSA NOTE: The Audrain County FSA Office says there is a total of 225.87 acres of crop land on this property. For farther information about individual tracts, check with the FSA Office.
NOTE: There is currently no deeded access over the abandoned railroad right-a-way. Paul and his farm tenants have simply been using it as an unauthorized field access road for planting and harvesting.
NOTE: The farm is being sold free of any farm tenancy, the buyers will get full possession at closing.
The farm is being surveyed and as soon as the exact surveyed acres are available, we will adjust our acreages to reflect the surveyed amounts.
TERMS & CONDITIONS: 10% Down sale day with the balance due at closing in 30 days or less. The seller will retain all the 2024 farm income and pay all the 2024 Audrain County property taxes. The cost for the title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.
