Directions: From the north edge of Columbia, MO at the intersection of Highway 63 and Highway B, turn and go 3 miles northeast on Highway B to East Oakland Church Road, turn left and go west 1/2 mile to Tract 2 of the Russell Property.

Selling 143.82 Surveyed acres offered in four tracts ranging from 28.20 acres to 41.73 acres, all located in Township 49N, Range 12, Section 17 of Boone County Missouri. The Boone County FSA Office calls for 139.01 acres of crop land on this property.
TRACT 1
28.20 Surveyed acres. This is the smallest of the four tracts and lies in the northwest corner of the Russell Property and has direct frontage and access off East Oakland Church Road over a 60-foot strip of owned land, also lengthy frontage on North Oakland Gravel Road, which runs all along the west side of the property. This tract is primarily open with the balance in wooded fence rows, a narrow-wooded draw through the middle and a wooded draw on the east side. The tract is currently in permanent pasture.
TRACT 2
41.04 Surveyed acres that lie in the northeast corner of the Russell Property with frontage and direct access off East Oakland Church Road which runs all along the north end of the tract. This tract is about half open and half wooded and currently used for permanent pasture. The tract joins the Columbia City Limits along the east side of the tract.
TRACT 3
41.73 Surveyed acres, this is the largest of the four Russell tracts and lies in the southwest corner of the property. It has frontage all along the west side on North Oakland Gravel Road. There is a large portion of open land in the middle of the tract that is being used for permanent pasture with the balance in woods, fence rows and a pond.
TRACT 4
32.85 Surveyed acres that lie in the southeast corner of the Russell Property with access over an owned 50 ft. existing permanent roadway that runs in from North Oakland Gravel Road from the west all along the northside of the tract. Tract Four has a lot of open ground that is currently being used for permanent pasture, the balance is in woods. The east side of Tract Four joins the City Limits of Columbia. There is a sewer main to this tract.


NOTE: The 50-foot owned roadway has been surveyed and described in the legal description for Tract Four and will be controlled exclusively by the owner of Tract Four. No other tracts will have the right to use this roadway without permission from the owner of Tract Four.


TERMS & CONDITIONS: 10% Down sale day with the balance due and possession given in 30 days or less. The 2025 Boone County Property Taxes will be pro-rated to the day of closing. The cost for title commitment, deed preparation, closing costs and title insurance will be split 50/50 between the seller and buyer.
