From Colliers Junction (Junction of Highway 63 and Highway 22) take Highway 63 south 2 1/2 miles to the McComas Property on the left OR From Columbia, MO take Highway 63 north 18 miles to the property on the right. Property at the Junction of Highway 63 and East McComas Road and McHatton Road.

Selling 452.3 Surveyed Acres to be offered in six tracts ranging from 40.8 acres to 173.3 acres all with their own Boone County Road access and frontage and two with frontage on Highway 63. All located in Township 51N, Range 13W, Sections 13 and 24 and Township 51N, Range 12W, Section 19 of Boone County, Missouri.
TRACT 1
Consists of 42.7 Surveyed acres that lie at the end of McHatton Road on the south side (dead end). This tract has frontage and access off McHatton Road which runs all along the north side of the tract. This tract has a combination of open crop/hay production land and the balance is in wooded draws, fence rows and mature timber. Boone County FSA Office calls for 23.27 acres tillable.
TRACT 2
Consists of 40.8 surveyed acres that lie in the southeast corner of the Junction of Highway 63 and McHatton Road. This tract has frontage along Highway 63 on the west side and McHatton Road along the north end. According to the Boone County FSA Office there are 26.56 tillable acres with the balance in wooded draws, fence rows and mature timber.
TRACT 3
Consists of 40.8 Surveyed acres that lie in the northeast corner of the Junction of Highway 63 and the north side of McComas Road. This tract has frontage all along the west side on Highway 63 and access and frontage off McComas Road which runs the full length of the south side. Tract 3 is primarily open with 38.18 acres tillable according to the Boone County FSA Office, with the balance in wooded fence rows.
TRACT 4
Consists of 67.5 surveyed acres which lie just off Highway 63 to the east on McComas Road. This tract has frontage and access off McComas Road which runs across the north end of the tract. Boone County FSA Office says there is 64.01 tillable acres with the balance in wooded fence rows, a wooded draw and mature timber.
TRACT 5
Consists of 173.3 surveyed acres and is the largest of the six tracts. It lies just east of Highway 63 on the south side of McComas Road and has frontage and access off McComas Road which runs all along the north side of this tract. Boone County FSA Office says there is 61.67 tillable acres with the balance in hay/pasture production with lots of scattered trees, some wooded fence rows and a nice lake.
TRACT 6
Consists of 87.2 surveyed acres that lie on the very east side of the McComas property. This tract has frontage and access off McComas Road which runs the entire length of the north side. The tract also has frontage and access off North Locust Grove Road that runs all along the east side of the tract. Boone County FSA Office says there are 37.37 tillable acres with the balance in wooded fence rows and mature timber.
The Boone County FSA Office calls for a total of 449.48 acres of cropland on the McComas property. All the tracts lie in the Sturgeon R-5 School District and the Boone County F-1 Fire District.

FARM TENANCY: The crop ground has been rented for the 2024 crop year on a 1/3 and 2/3 basis. This is just a one-year agreement. The new buyer will receive the owners 1/3 share of the crop rent. This applies only to the tracts that have crop ground on them.
TERMS & CONDITIONS: 10% Down day of the sale with the balance due and possession given in 60 days or less. 2024 Property taxes will be pro-rated to the date of closing. The cost of title commitment, deed work, closing costs and title insurance will be split 50/50 between the Sellers and Buyers.
