Auctioneer Note
This land and equipment auction features 2 tracts of 20.16 acres M/L and 26.49 acres M/L of gently rolling land. Prior to the Smiths ownership both tracts were in row crops. There are building sites on both tracts with Tract 1 maintaining a great 60’ x 80’ machine shed with 14’ walls and entrance. In addition, a nice 20’ x 40’ shop and storage building is on Tract 1. Approximately 10.5 acres is open and considered tillable that iscurrently in pasture. Both water and electricity utilities are on this tract.

Directions: from DeKalb, MO – Go South on JJ/HH 1 mile to Highway 116, turn East for 1 1/2 mile then go South 2 1/4 miles on SW 20 to SW Martin Rd, turn West 1/2 mile to the property.
Method of Auction: The farm will sell using the Choice Method of Auction. The property sells by the acre with the Taxable acres as the multiplier. The winning bidder will have his choice of Tract 1, or Tract 2 or he can choose to take both tracts at the winning bid. If only one tract is chosen, we will open the bidding on the remaining tract.
Tract 1, the North side of S.W. Martin Rd., taxable acres per the Buchanan County Assessor is 20.16 acres M/L.
Tract 2, the south side of S.W. Martin Rd., is 26.49 M/L taxable acres per the Buchanan and Platte County
Assessors. Note, Tract 2 has 6.16 Buchanan County acres M/L and 20.33 acres M/L in Platte County to total the 26.49 Acres in Tract 2.
Property sells with the confirmation of bid price by the Seller. This will be a live onsite auction with internet bidding available through WheelerLive. Internet bidders must be preapproved 24 hours prior to the sale.
Contract: Immediately following the conclusion of the land sale, we will write the sale contracts and receive the escrow/earnest money of 10% down payment. Payment check is non-refundable and payable to Stewart Title, Platte City, MO
Closing: The closing will be on or before Monday, November 30, 2026, at the office of Stewart Title, 2000 Kentucky Ave, #B Platte City, MO 64079. We request a strict adherence to this closing date.
Tenant: There is no tenant agreement in place for the 2027 crop year.
Taxes: The 2026 Taxes will be paid by the seller. The 2025 Taxes for Tract 1 were $51.91. The 2025 taxes for Tract 2 totaled $20.09
Utilities & Water: Tract 1 has rural water to the machine shed via PWSD #1` of Buchanan County. It has electricity serviced by the Platte/Clay Electric Co-op. Tract 2 has no electric meters and a water meter that is disconnected but can have Platte/Clay Electric and
Buchanan County PWSD #1 service if you so choose to connect them.
Schools: Tract 1 and the Northern 6 acres of Tract 2 are in the Buchanan County R IV School District. Elementary is in Rushville, MO and high School in DeKalb, MO.
If a home is built on Tract 2 and south of the county line, the school district falls in the West Platte District which is in Weston, MO.
Down Payment: Ten percent (10%) nonrefundable down payment the day of auction, upon signing a purchase agreement immediately following the close of bidding. The down payment may be paid in the form of personal check, business check, or cashier’s check. The remainder of the purchase price is payable at closing. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at Closing.
Title: Seller shall provide and execute a proper deed conveying the real estate to the Purchaser. Seller to pay for title insurance premium including title search and examination fees. Purchaser to pay any lender fees, search premiums, or appraisals necessary to secure buyers funds for closing. Purchaser and Seller will split (half) the closing costs.
Possession: Possession will be granted at closing.
Mineral Rights: The sale shall include 100% of the mineral rights owned by the Seller.
Easements: Sale of the property is subject to any and all easements of record.
Acreage/Survey: The property will sell using the Taxable Acres. All acreages are approximate and accurate to the best of our ability using assessor’s maps, measurements, and legal descriptions. The selling price based on the acreage multipliers is final and no future adjustments in sale price will be granted to either the Purchaser or Seller of said acreage or Tracts. Any need for a survey to close this agreement is at the sole discretion of the Seller. Any need for a survey by the Purchaser, to acquire funding or close this agreement, will be paid for by the Purchaser.
