From the Hatton Exit (Highway M) off I-70 in Western Callaway County, go North on Highway M for 3 1/4 miles to Callaway County Road 254, turn left and go 3/4 mile to the D.F. Clark property on the right OR from the Pleasant Grove Methodist Church in Hatton, MO take Callaway County Road 263 south 1/2 mile to Tract 4 on the Left.

640 +/- Total acres offered in four tracts ranging from 38 +/- acres to 292 +/- acres with two houses and 2.63 miles of Callaway County 254 & 263 Road frontage.  Located in Township 49N, Range 10W, Sections 21, 22,27 and 28 in Callaway County Missouri.

TRACT 1

Consists of 109 +/- acres that lie in the Southeast corner of the farm with frontage and access off Callaway County Road 254, along the entire South side of this parcel.  The tract is approximately 95% open tillable land, the balance is in a narrow draw along the West boundary, waterways, field road and a 3 bd 2 bath modular home that sits on the Southeast corner of the tract. Tract #1 will be sold with a manufactured home on it, boasting a very large yard, and its own sewage system.  The house is a 1997 model manufactured home that has approximately 1,680 sq. ft. Has vinyl siding and a shingled roof.  The home has three bedrooms, Two and a half baths, formal dining and living room and kitchen. The home is recently vacated, and utilities are still on. Callaway County Water District #2 water line runs in front of this tract.

TRACT 2

Consists of 292 +/- acres, the largest tillable tract offered on the D.F. Clark farm. This tract has frontage and access along both Callaway County Road 254 (along its South side) and Callaway County Road 263 (along its West side).  This tillable tract is basically all open and being used for crop production, with the balance being a wooded draw, waterways, field road and an occupied homestead.  The house is a 1495 sq. ft., 1 1/2 story wood frame structure with a 21’ x 28’ carport and is currently rented out and will sell subject to the tenancy. TRACT 3

Consists of 203 +/- acres.  NOTE:  The house that lies in the very Northwest corner of the D.F. Clark Farm does not go with this property, owned by the neighbor). Tract #3 has frontage and access off Callaway County Road 263, which runs along the West and North sides.  This tract is basically all open and currently being used for crop production, the balance in wooded creek banks, several narrow draws and waterways. Callaway County Water District #2 water line runs in front of this tract.

TRACT 4

Consists of 38 +/- acres, the smallest of the four tracts and lies in the very Northeast corner of the Clark property and has direct access off Callaway County Road 263, with a deeded and owned 50-foot-wide driveway. This tract is approximately half open and currently being used for cultivation with the balance in wooded creek banks, draws and woods. This tract offers seclusion, allowing for great hunting opportunities or even a place to build a house in the county, all the while having a crop income. Callaway County Water District #2 water line runs in front of this tract.

The D.F. Clark Farm was farmed during the 2023 crop year, Tract #2 currently is partially planted in winter wheat and subject to tenants’ rights, however once winter wheat is harvested by tenant, Tract #2 sells free of any crop tenancy for the remaining 2024 crop year and future crop years. Tracts 1,3 &4 sell free of any crop tenancy for 2024 crop year. The D.F. Clark Farm has tiled terraces, diversions, waterways and other soil conservation measures in place.  

TERMS & CONDITIONS: 10% Down sale day with the balance due and possession given in 58 days or less if Buyer chooses.  2024 Property taxes will be paid by the new Buyer and the new Buyer will receive all 2024 crop or rental revenue (except tract #2, terms are explained above).  The cost for the title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer. Each tract’s total acreages will sell subject to a survey.
