In order to settle this estate, the beneficiaries of this trust have decided to offer this property at public auction, with the auction to be held “On Site” at FARM #1 – Located from the Alcester-Wakonda, SD Exit #42 on I-29 – 4¾ miles east on Co. Hwy. #13 (302nd St.) to the SW Corner of the Land; or from Alcester, SD – Jct. of Hwy. #11 & Co. Hwy. #13/302nd St. (Former Alcester Steakhouse Corner) – 3¼ miles west on Co. FARM #1: +/-308.68 Surveyed Acres in Prairie Twp., Union County, SD – This farm will be offered in multiple tracts or as a combined unit with Farm #1 to be offered as TRACT #1A – +/-229.20 Acres of Predominately Cropland Situated Primarily in the NE¼ and the E½ NW¼; TRACT #1B – +/-79.48 Acres Presently being utilized as Pasture situated Primarily in the E½ SW¼ and a Small Corner in the SW Corner of the E½ NW¼; or as TRACTS #1A & #1B Combined – The +/- 308.68 Acre Unit.

Tract #1A (+/-229.20 Surveyed Acres) has a high percentage tillable and Tr 1B (+/-79.48 Surveyed Acres) consists of a parcel of land which presently is predominately all pasture and as Tracts #1A & #1B consisting of a combined total of +/-308.68 Acres as a unit – with a mix of cropland and pasture. According to FSA information this farm as a whole is identified as Tr. 1507 of Farm 847 and is indicated to contain approx. 308.33 Acres of Farmland with 305.22 acres considered as cropland – which appears to be overstated; as it appears that at the present time approx. 234,44 acres are under cultivation and approx. 79.74 acres is being utilized as pasture; with a total of 231.50 base acres with an FSA corn base of 124 acres with a 128 bu. PLC yield and a 107.50 acre soybean base with a 41 bu. PLC yield. The general topography of the cropland acres is gently rolling to rolling , while the pasture is generally level with some low lying areas. It should be noted that there is a Railroad Track which angles across the NE corner of Tr. 1A, that appears to have approx. 16.24 acres of cropland lying north of the RR and south of 301st St. The acres presently under cultivation on this farm has a high percentage tillable and some productive soils. Information obtained from the Union Co. Assessor indicates that this land has a soil rating on the NE¼ of .718, and on the E½ NW¼ is a .475 and on the E½ SW¼ is a .548; comparatively information obtained from Surety Agri-Data Inc. (2020 Soils Version) indicates that this land in its entirety has a weighted average productivity index of 52.6, although it appears that individually Tr. 1A has a soil index of 55.6 and Tr. 1B has a soil index of 43.4. The general topography of TR. 1A (the cropland acres) is gently rolling to rolling, while the acres in Tr. 1B (the pasture acres) is generally level with some low lying areas. The 2023 RE taxes payable in 2024 on this property were on Co. Parcel 1000 – The NE¼ (151.80 Taxable Acres) were $3,723.00; and on Co. Parcel 2020 – The E½ NW¼ (80 Taxable Acres) were $959.88 and on Co. Parcel 3010 – the E½ SW¼ (77.49 Taxable Acres) were $1,180.20. This is a well located parcel of bordered on the south by Co. Hwy. #13 (302nd St. on the north by 301st St. and on the east by a minimum maintenance road 476th Ave. This land is situated in a prominent agricultural area near Alcester, Beresford SD, Hawarden, IA and I-29 and other area points of interest, and is very well suited to serve as an addition to an area row crop and or crop/livestock farming operation or as an investment.

FARM #2: +/-86.34 Surveyed Acres in Big Springs Twp., Union County, SD – This farm will be offered as an individual Tract of land. – Located from FARM #1 – ½ mile east on Hwy. #13 (302nd St.) and 3 miles south on 476th Ave.; from Alcester, SD – 3 miles west on Co. Hwy. #13 (302nd St.) and 3 miles south on 476th Ave.; from the Alcester-Wakonda, SD Exit #42 on I-29 – 5½ miles east on Co. Hwy. #13 (302nd St.) and 3 miles south on 476th Ave.

Farm #2 – (+/- 86.34 Surveyed Acres) – Farm #2 has a high percentage tillable and has been well farmed with soil conservation practices implemented, including the utilization of existing terraces. According to FSA information this farm as a whole is identified as Tr. 318 of Farm 4791 and is indicated to contain approx. 82.59 Acres of Farmland with 82.59 acres considered as cropland, with a total of 77.80 base acres with an FSA corn base of 52.5 acres with a 161 bu. PLC yield and a 25.30 acre soybean base with a 55 bu. PLC yield. The general topography of this land is gently rolling to hilly, with existing terraces and other soil conservation measures being implemented. This farm has a very high percentage of cropland and some productive soils, as information obtained from the Union Co. Assessor which indicates that this parcel of land has a soil rating of .643; comparatively information obtained from Surety Agri-Data Inc. (2020 Version), indicates that this land has a weighted average productivity index of a 61.8. The 2023 RE taxes payable in 2024 on this property were $1,873.48. This farm would be an excellent addition to an area row crop farming operation or investment.

TERMS: Cash – A 10% nonrefundable downpayment on the day of the sale with the balance on or before Feb. 28, 2025. Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy and the closing agent’s fee to be divided 50-50 between the buyer(s) and sellers. All of the 2024 RE taxes payable in 2025 will be paid by the trust.
