Seller agrees to provide clear title to property. Title transaction closing costs will be divided equally between Buyer and Seller. 2026 Real Estate Taxes will be pro-rated as of closing date. Balance shall be paid by Buyer with certified funds on delivery of deed at closing which is to be held at Preferred Title on or before July 15, 2026 at which time Buyer will assume full possession of property.
