In order to settle the Estate of Wayne & Nigel Adkins we are offering 3 tracts of High Producing Farm Crop Land in Platte County near Camden Point, MO

These properties have been in the Adkins family for many years and is now offered to the highest bidder at Public Auction located at the above location on the above date and time. Interested buyers should contact Jim Barnett Auction Service LLC for information and to schedule showing appointment as properties are shown by private showing. Tract 1: 228mol acres including 2mol acres Road Widening access high producing crop land accessible from EE Hwy. Property is tiled and terraced. 2026 crop will remain property of Current tenant. Buyer will take possession at closing. See Terms & Conditions.

Tract 2: 19mol acres high producing crop land located at the intersection of Pleasant Grove Rd & DD Hwy. Entrance access is off of Pleasant Grove Rd. 2026 Crop will remain property of Current Tenant. Buyer will take possession at closing. See Terms & Conditions.

Tract 3: 12 mol acres high producing tillable crop land located 2 miles South of Dearborn, MO on Oil Well Road.2026 Crop will remain property of Current Tenant. Buyer will take possession at closing. See Terms & Conditions.

Terms & Conditions: Immediately following Auctioneer’s statement that property is sold, successful bidder will enter into a binding contractual agreement with seller. Buyer shall pay a Ten percent (10%) non-refundable down payment of the purchase price with certified funds, the receipt of which is hereby acknowledged by Seller and deposited before the close of the first business day following Auction date with Stewart Title 2000 Kentucky Ave #B, Platte City, MO as earnest money and as part of the purchase price. Seller agrees to provide clear title to property. Title transaction closing costs will be divided equally between Buyer and Seller. 2026 Real Estate Taxes will be pro-rated as of closing date. Balance shall be paid by Buyer with certified funds on delivery of deed at closing which is to be held at Stewart Title on or before December 28, 2026 at which time Buyer will assume full possession of property.
