The land being offered consist of a parcel of land currently utilized as a crop-livestock farm but does have areas currently in grass which have a previous cropland history. According to current FSA information this parcel is indicated to have +/-106.36 acres of cropland with a 55.12 acre corn base with a 122 Bu. PLC yield & a 18.38 acre soybean base with a 50 Bu. TERMS: Cash – A 10% nonrefundable down payment on the day of the sale, with the balance on or before June 11, 2026, with landlord’s possession for the 2026 crop year. This property will be subject to a 2026 farm lease with the purchaser(s) to receive a seller enhanced cash rental credit at closing in the amount of $22,000.00. Marketable Title will be conveyed, and an owner’s title insurance policy will be provided with the cost of the owner’s policy and the closing agent’s fee to be divided 50-50 between the buyer and seller. All of the 2025 RE taxes payable in 2026 will be paid by the sellers with the purchaser(s) to be responsible for the 2026 RE taxes due in 2027. The total acres being sold will be sold in accordance with the acres as determined by a recent survey completed by Midwest Land Surveying Inc., with the acres understood to be “more or less”.
