PROPERTY LOCATION: On the east side of Clinton, MO at the traffic light on Highways 7, 13, 18 and 53, turn and go south 8 miles on Highway 13 to Highway 52 (Montrose Exit), turn right and go west 12 miles on Highway 52 to Montrose, MO. In the curve at Montrose, go straight ahead on Highway K for 3 miles to Highway KK, turn left and go south 1 1/2 miles to the Cook Property on the right. Tract One of the Cook property lies in the northwest corner of Highway KK and Henry County Road SW 900.

595 +/- Acres to be offered in 7 tracts ranging from 40 +/- acres to 160 +/- acres, all in Township 40N, Range 28W, Section 18,29 and 29 in Henry County Missouri.
Tract 1
Consists of 40 +/- acres with frontage and access from Highway KK on the east side and HCR SW 900 on the south boundary. The tract is primarily open and currently in permanent pasture and hay production with the balance of the tract in scattered trees, a wooded draw and a fence row along the west side of the tract. There is an automatic cattle drinker on this tract that is served by the pond across the road. There are no structural improvements on the tract.
Tract 2
Consists of 40 +/- acres with frontage and access from HCR SW 900 which runs all along the south side of the tract. The tract is basically open and currently in permanent pasture and hay production with the balance in a pond and scattered trees. There are no structural improvements on this tract.
Tract 3
Consists of 120 +/- acres with frontage and access from HCR SW 900 along the entire north side of the tract. This tract is basically open and currently in permanent pasture and hay production with the balance in a narrow-wooded draw, scattered trees and two ponds. There are no structural improvements on this tract.
Tract 4
Consists of 80 +/- acres with frontage and access from HCR SW 900 which runs along the north side of this tract. This tract is virtually open and currently in permanent pasture and hay production with the balance of the tract in some wooded draws, scattered trees, a pond and an older model hip roof wood frame barn.
The Henry County FSA Office calls for 216.93 cropland acres on TRACTS 1,2,3, and 4.
Tract 5
Consists of 160 +/- acres that lies at 880 SW 1701 st. Road, Montrose, MO 64770. This the largest of the seven tracts and lies in the northeast corner of HCR SW 900 and (County Line Road) SW 1701 st Road. The tract has frontage and access from both County Roads, one on the south side and one on the west side. Tract Five has lots of open ground apart of which is currently in soybeans, the balance is in permanent pasture and hay production, a pond, some woods and a wooded draw.
This tract has the beautiful Cook log home on it that was built in 1996and has 2,863 adjusted square foot of quality living space. It has a single car-attached garage with electric door opener and concrete apron, an attractive full-length covered front porch and a large full length back porch that looks out over the big back yard and into the woods. According to the Henry County FSA Office there are 254.49 cropland acres total on Tracts 5,6, and 7.
There is currently a new survey in the process of being done as soon as it is complete we will adjust our advertised acreages to reflect the new acreages and use them for the purposes of the sale contract and closing.
TERMS & CONDITIONS; 10% Down payment due at the conclusion of the bidding process, the balance is due and partial possession given at closing. Possession of the Cook Home will be given at closing, possession of the remaining land will be given January 1, 2027. All the 2026 farm income will be retained by the seller and the seller will pay all the 2026 Henry County property taxes. The cost of title commitment, deed work and cost of closing will be split 50/50 between the seller and the buyers.

RURAL WATER: The rural water is provided by the Truman Water District/ There is a 2” line that runs west of Highway KK on the south side of HCR SW 900, it goes to Chris’s house and stops.
Then there is a 2” line that runs south of Highway H on the west side of HCR 1600, it goes to HCR SW 900 then turns west and goes to the Cook’s water meter where it ends. There is no rural water on HCR 1701st.
