In order to settle the Beverly Holida Estate, we will offer the following real property at auction, with the auction to be held “On Site” at the land located from Chester, SD – 1 mile east on 241st St. and ¼ mile north on 465th Ave. to the SW Corner of the north +/-105.51 acre parcel; from the Trent/Chester, SD Exit #104 on I-29 – 2 ½ miles west on 240th St., 1 mile south on 470th Ave., to the Chester Corner and 4½ miles west on 241st St. to the SE Corner of the 24.16 acre parcel; or from the Dell Rapids Exit #98 – 1 ½ miles west, 5 miles north on 470th Ave. to the Chester Corner and 4½ miles west on 241st St. to the SE Corner of the 24.16 acre parcel.

This land lays in two individual fields, which is dissected by an acreage/pasture which was previously sold, leaving two high percentage tillable fields which are being sold together as one parcel on this auction. The farm consists of 2 previously surveyed fields, with the north field containing +/-105.51 acres and the south field containing +/-24.16 acres, which will be sold together as a total of +/-129.67Acres. According to FSA information this farm is identified as Tr. 162 of Farm 137, which appears to contain approx.. 125.36 acres; although the FSA 156EZ shows 127.18 cropland acres as it includes +/-1.82 acres of cropland that lies within the acreage & pasture previously sold, which together has an FSA 40.65 acre corn base with a 142 bu. PLC yield and a 40.65 acre soybean base with a 38 bu. PLC yield (which may likely be adjusted slightly subsequent to the sale of this property. According to information obtained from the Lake County Assessor the N. +/-105.51 acres has a soil rating of .706 and the south 24.16 acres has a soil rating .698; comparatively info. obtained from Surety Agri-Data, Inc. indicates the north +/- 105.51 acres has a soil index of 73.2 and the S. 24.16 acres has a soil index of 70.8, which together have a combined soil index of a 72.8. The general topography of this land is gently rolling to rolling. TERMS: Cash – A 10% non-refundable earnest money payment on the day of the sale and the balance on or before Jan. 31, 2025, with full possession for the 2025 crop year. A Personal Representative’s Deed will be conveyed with an owner’s title insurance policy provided with the cost divided 50-50 between the buyer and seller; additionally, a title company closing fee, if any, will be divided 50-50 between the buyer and seller. All of the 2024 RE taxes payable in 2025 will be paid by the estate. The acres being sold are based on the acres as determined by a survey as filed of record, as previously completed by Stockwell Engineers, Inc., with the acres understood to be “more or less”.
