Directions: From Bland, MO take Highway 28 east a short distance to Highway B, turn right on Hwy. B and go 4 miles southwest to Highway C, turn right (at Crossroads Baptist Church) and go south 5 miles to Highway H, continue straight ahead at the 3-way stop sign for another 5 miles (through High Gate) to MCR 428, turn left on MCR 428 and go east 1/4 mile to the Licklider Property on both sides of the road OR From St. James, MO take Highway 68 north 5 miles to Highway H, turn right and go north on Hwy. H for 6 miles to MCR 428, turn right and go 1/4 mile to the Licklider Property on both sides of the road.

Selling 106 +/- Acres offered in 4 Tracts all in northeast corner of Maries County Missouri in Township 39N, Range 7W, Sections 1 and 2. All with frontage and direct access of either MCR 428 or MCR 427.
TRACTS 1 and 2 lie north of MCR 428.
Tract 1
Consists of 27 +/- acres with frontage and access from both MCR 428 along the south side and MCR 427 along the east and north sides. It is primarily open and currently being used for permanent pasture and hay production with the balance in a strip of mature timber that runs along the west side, a wooded draw and patch of timber on the east side of the tract. In the very northeast corner, there is a small portion of Tract 1 that lies on the east of MCR 427 and in the very southeast corner there is a very small portion that belongs to the neighbor. TRACT 1 has a 30’ x 32’ x 10’ side wall pole frame building that Mike used for his garage/shop. The building has a metal roof and siding, concrete floor, is wired, has a 12’ rollback door in the north end, a walk-in door on the east side and a built-In work bench. Tract 1 has a 30’ x 40’ x 16’ side walls pole frame hay/machine shed with a tin roof and partial sides on it that open to the south. Tract 1 has a functioning old-style barn that lends lots of character but needs repairs. There is an electric meter already in place on Tract 1. There are two existing ponds also.
Tract 2
Consists of 30 +/- acres and will have frontage and direct access off MCR 428 which runs along the south side of this tract. Tract 2 is primarily open and currently being used for permanent pasture and hay production with the balance in wooded draws, fence rows and a strip of mature timber along the east side of this tract.
TRACTS 3 and 4 lie south of MCR 428.
Tract 3
Consists of 21 +/- acres with frontage and access off MCR 428 that runs along the north end of the tract. This tract is basically open and bottom ground that lays good enough to row crops, however, was not planted in 2025. The balance of Tract 3 is in wooded fence rows, a wooded draw and wooded creek bank along the Lanes Fork Creek (Bourbous River) that runs along the south boundary of this tract.
Tract 4
Consists of 28 +/- acres with frontage and direct access off MCR 428 which runs along the north side of this tract. There is lots of open ground with a portion which could be farmed or used for permanent pasture or hay production with the balance in wooded fence rows, draws and the wooded creek bank along the Lanes Fork Creek (Bourbous River) which is the south boundary line of this tract. Tract 4 has the old Licklider Homestead on it. The building has deteriorated passed use, however there is a functioning deep well on it right by MCR 428.
There are no current or future tenants on the farm so the new buyer will get full possession at closing.
NOTE: Mike lived in a mobile home on Tract 1 and he ran water over to it from Tract 4. That water lie is still in place however there will be no future requirement on behalf of the owner of Tract 4 to furnish water to Tract 1.

The Licklider Farm will be sold by the acre using the choice method, this gives the successful bidder the privilege of taking any individual tract, combination of tracts or the entire offering at his bid price.
TERMS & CONDITIONS: 10% Down sale day with the balance due at closing and possession given in 30 days or less. 2026 and all future Property taxes will be paid by the new buyer, and they will get all the 2026 farm income. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.
