Tract 1
Tract 1 is a multi-building commercial complex with a residence located on the lower level of the office building. The uses for this tract are truly limitless. Situated on 2.22 acres, the property offers ample parking and excellent frontage along West Jackson Street in Macomb. Behind the commercial buildings, you will find a park-like setting with beautiful trees and a small pond. The property consists of three buildings with diverse current uses.


The retail building is currently home to the Munson Pool and Spa business, formerly Prairieland Rental. The original portion of the building is a 60’ x 40’ open-concept retail space, with a 28’ x 40’ shop addition constructed later. The building is heated with a natural gas hot water boiler and cooled with window air units. Stairs lead to the lower-level living quarters, which include three bedrooms and one bathroom. The home sells with an LG washer and dryer, a late-model flat-top electric stove, and refrigerator. The lower level has three exterior doors leading to a picturesque backyard and patio area.


The true gem of this property is the 40’ x 109’ timber frame barn. This barn is a product of David and his son’s vision and craftsmanship, and no detail was spared in this remarkable structure. The Chambers family constructed the entire structure themselves, spending many hours designing plans and selecting construction techniques to make this dream a reality. The structure begins with 16” x 16” piers set on 4’ x 4’ x 16” footings placed four feet in the ground, forming the foundation for the 10” x 10” oak post frame.


Before construction began, the family had already been sourcing logs for the project. When the logs arrived on site, they were sawn to the correct dimensions right where the building now stands. This barn is truly a modern version of old-world craftsmanship.


When entering through one of the five, 10’ x 10’ overhead doors or the two walk-through doors, you immediately see the artistry in the building’s construction. The 10” x 10” oak post frame supports mortise and tenon joinery connecting 10” x 17” anchor beams and 6” x 6” fully housed floor joists. There is also a 25’ clear span area, adding to the functionality of the space. To further strengthen the structure, all joints were pinned with handmade black locust or oak pins.


As you climb the stairs to the upper level, you will find a very open area with numerous 4’ x 4’ windows providing natural lighting. At each end of the barn there is a beautiful stained glass window reflecting color throughout the upper level. The space is also accented with ceiling fans and lighting. French doors lead to a 7’ x 12’ deck that is dual-purposed as a dock for moving large items to the upper level.
David engineered the second floor to have a 200-pound per square foot load rating. Ceiling height is 9’6” to the bottom of the rafter beam. The rafters are constructed of 7” x 7” material on 3’ centers. The frame includes 8” x 8” top plate beams and 8” x 8” girts. The structure is topped with a metal roof with a 10/12 pitch and R-24 insulation.


This building has been very popular for events in the past, including parties with live bands and wedding receptions. There is truly something about the natural beauty and warm feel of this structure that would make it perfect for an event center.


Tract 2
Tract 2 is a single-family home with a workshop situated on 0.71 acres. This two-bedroom, one-bath home features redwood siding, aluminum soffit, and hardwood floors throughout. The home measures 34’ x 32’ with an 8’ x 24’ breezeway connecting it to the 20’ x 24’ garage.


Throughout the home you will find hard coat plaster walls and elliptical archways, all in excellent condition. The home has gas forced air heat and central air conditioning. An electric stove, refrigerator, washer, and dryer are included with the purchase of the home.
Downstairs you will find two additional bedrooms with egress windows and a bathroom. The washer and dryer are also located in the basement.


The interior of this home is immaculate and has been very well maintained. The home has been completely rewired with a 200-amp electrical service.


When exiting the side door, you enter the enclosed breezeway, which would be the perfect place for a grill or griddle in inclement weather. From the breezeway you can enter the attached garage with an insulated garage door.


To the rear of the residence, you will find the 38’ x 44’ workshop with concrete floors. This building provides additional workspace and storage or could be rented separately from the home.


Tract 3
Tract 3 is a diamond in the rough. Finding 4.01 acres of woodland on the edge of Macomb is nearly impossible. This tract features many mature hardwood trees and a small creek running through the center of the property. The sellers have done an excellent job maintaining the underbrush, giving the property a park-like appearance. There is an easement providing access to the property from West Jackson Street.

Procedure:
The property shall be sold subject to confirmation of the final bid of offering by seller of sellers at the conclusion of the bidding process.


Terms & Conditions:
Tracts 1 & 2 will be sold by the total dollar amount, while tract 3 will be sold by surveyed acre on a per acre basis.
The buyer shall pay 10% down, on the day of sale with the balance due at closing within 30 days. This will be a live in person auction with internet bidding available through the Wheeler Live bidding platform. Internet bidders must be preapproved 24 prior to the sale. Immediately following the sale, the successful buyer(s) will sign a sales agreement and issue a check for 10% down payment. Payment is non-refundable and made payable to Terrill Abstract and Title Co., LLC. The down payment may be paid in the form of personal check, business check, or cashier’s check. The remainder of the purchase price is payable at closing. Your bidding is not contingent upon financing. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.


Closing:
The closing will be on or before June 15th, 2026, at the office of McMillan, Hennenfent & DeJoode, PC, 402 East Jackson Street, Macomb, IL 61455. Title work & insurance, deed preparation and closing costs will be split 50/50 between the buyer and seller.


Possession & Tenancy:
The retail space on tract 1 is currently under a month-to-month rental agreement of $1200. It will be up to the buyer to determine if they would like to keep that agreement or renegotiate/terminate it. The residence on tract 2 is currently occupied by the trustee and will be vacated prior to closing. The workshop behind the residence is currently being rented on a month-to-month basis for $150. The new buyer will have the option to continue this agreement of renegotiate/terminate it. The Buyer will receive possession at the closing in 30 days or less.


Mineral Rights:

The sale shall include 100% of the mineral rights owned by the sellers.


Easements:
The sale of the property is subject to any and all easements of record.


Taxes:
The seller will be responsible for the 2025 taxes due in 2026. The 2026 taxes payable in 2027 will be prorated to the date of closing.
