Location: Two Locations – Paris & Hunnewell, Missouri

Property 1 Sells on Location at 10:00 AM
Located 2 miles west of Paris, MO on South Side of Hwy 24

10 Acres with 50 ft X 100 ft Steel Framed Building that has a concrete floor. There are several other mobile home structures on the property that are in disrepair. Property also contains a permitted triple lagoon setup, Property has US Hwy 24 frontage, Electric available and Public Water available (Main runs between building and Lagoon through property), no meters currently on property.

3.1 Deed Acres inside the city limits of Hunnewell. Property has County road frontage on the East and West ends and is bordered by the railroad track on the south side. There is an uninhabitable 1244 sq ft house an older trailer house and 2 small garage type outbuildings. Water and Electric available at property no meters currently.

Terms and Conditions
Procedure: The property shall be sold subject to the seller’s or sellers’ confirmation of the final bid for individual tracts, a combination of tracts, or the entire offering at the conclusion of the bidding process.

Down Payment: A 10% down payment is required on the day of the auction, with the balance due at closing within 30 days or less. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING. Be sure you have arranged financing, if needed, and are capable of paying the balance at closing.

Title: Title search, preparation, and title insurance costs shall be divided equally between the buyer and seller.

Possession: Possession will be given at closing within 30 days or less.

Mineral Rights: The sale shall include 100% of the mineral rights owned by the sellers.

Auction Method: The real estate will be sold by the total dollar amount. Property 1 will be sold on-site at 10:00 A.M., followed by Property 2, which will be sold on-site at 1:00 P.M.

Easements: The sale of the property is subject to any and all easements of record.

Taxes: The 2026 Monroe County property taxes will be prorated to the date of closing.

Survey and Acreage: The properties will be sold using their legal descriptions. All acreages are approximate and accurate to the best of our ability based on assessor’s maps, measurements, and legal descriptions. Any survey required by the purchaser to obtain financing or close the agreement shall be paid for by the purchaser.

Closing: The anticipated closing date shall be on or before Friday, November 13, 2026, or on a date mutually agreed upon by the buyer(s) and sellers. Closing will be conducted at the office of Monroe County Abstract, 229 N. Main St., Paris, MO 65275.

Agency: Wheeler Auctions & Real Estate and its representatives are the exclusive agents of the sellers.
