PROPERTY LOCATION: From Monroe City, MO take Hwy. 36 west 8 miles to Hunnewell, MO, turn left on to Hwy. V and go south 5.5 miles through Hunnewell to Monroe County Road 360, turn left and go east a short distance to Tract One on the left. The Timbrook property basically lies east of Highway V and north of MCR 360 and west of the Railroad tracks.

427 +/- Highly productive acres to be offered in two tracts of 160 +/- acres in Township 56N, Range 9W, Section 36 and 267 +/- acres in Township 56N, Range 8W, Section 31 of Monroe County and all contiguous.
For promotional purposes we are using the Monroe County acreages, however a survey has been commissioned and as soon as the new surveyed acreages are available, we will use them for the sale contracts and the closings.
The farm will sell free of any future crop tenancies and the new buyer will get full possession at closing.

According to the Monroe County Plat Book it appears that MCR 370 crosses the railroad tracks and provides additional access to the very northeast corner of Tract Two.
Both tracts lie extremely well with lots of long rows, perfect for modern farming practices.
TERMS & CONDITIONS: 10% Down day of auction upon signing a purchase contract with the balance due and possession given at closing in 30 days or less. The seller is paying all the 2024 property taxes and keeping all the 2024 farm income. The new buyer will receive all the 2025 farm income and pay all the 2025 property taxes. The cost for the title commitment, deed preparation and closing costs will be split 50/50 between the seller and buyer.
