This auction presents the opportunity to purchase either 2 individual parcels or the combination of the 2 parcels of well-located Clarno Township Lake County SD Land that is situated in a good agricultural and hunting area in western Lake County, SD. This auction includes parcels of land that are located in an area of Lake County, SD where land seldom becomes available for purchase on the open market. This land has been long held in the Olinger Family for many decades and is now becoming available for purchase in order to settle the Estate of Marilyn Olinger, thus this auction presents a “Once in a Lifetime Opportunity” to Purchase this Land.
This Land has been recently surveyed and will be Offered Individually as PARCEL #1 consisting of +/-121.18 Surveyed Acres in the NW¼ with a high percentage tillable; PARCEL #2 consisting of +/-161.45 Surveyed Acres with a Mixture of Cropland, Hunting & Wildlife Habitat; or as PARCELS #1 & #2 Combined – The Surveyed +/- 282.63 Acre Unit. PARCEL #1 – +/-121.18 Acres – Legal Desc.: The N½ NW¼ and the N½ of the S½ NW¼ of Sec. 32, T. 105N., R. 54W., Clarno Twp., Lake County, SD.
Parcel #1 is bordered on the north 243rd St. and on the west by 443rd Ave. This +/-121.18 acre surveyed parcel of land will be offered as an individual parcel or in combination with Parcel #2. Parcel #1 will have a very high percentage tillable with a general topography that is gently rolling to rolling. FSA is in the process of ascertaining the cropland acres, although from a review of the current FSA map and Surety Agri-Data measurements – it appears that Parcel #1 has approx. 117 acres of cropland, although the cropland acres are subject to change in accordance with FSA calculations. According to information obtained from Surety Agri-Data, Inc., this land appears to have a soil productivity index of an 81.3. This would be an excellent parcel of land to add to a row crop farming operation and/or an investment property with a high percentage tillable.
PARCEL #2 – +/- 161.45 Surveyed Acres – Legal Desc.: The NE ¼ of Sec. Sec. 32, T. 105N., R. 54W., Clarno Twp., Lake County, SD.
Parcel #2 is bordered on the north by 243rd St. and on the east by 444th Ave. This +/-161.45 acre surveyed parcel of land will be offered as an individual parcel or in combination with Parcel #1. FSA is in the process of ascertaining the cropland acres, although from a review of the current FSA map and Surety Agri-Data measurements – it appears that Parcel #2 has approx. 127 acres of cropland, although the cropland acres are subject to change in accordance with FSA calculations. Parcel #2 has a mixture of productive cropland, along with +/-23 acres of lowland grass/slough along the east side of the parcel and an area with remnants of a former farmstead and a treebelt that runs across an area of the south sector of the parcel – with both of these areas providing some excellent hunting and wildlife habitat for deer, pheasants and other wildlife. The cropland acres on Parcel #2 has a general topography that is gently rolling to rolling, while the majority of the non-tillable acres is comprised of the lowland and trees. According to information obtained from Surety Agri-Data, Inc., this land as a whole appears to have a soil productivity index of a 64.8, although the measured area comprised of mostly cropland has a much higher productivity index on that portion of approximately a 72.8. This would be an excellent parcel of land to add to a crop/livestock operation and/or an investment, hunting and recreational property.
TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale with the balance on or before March 21, 2025, with full possession for the 2025 crop year. Marketable Title will be conveyed and an Owner’s Title Insurance Policy will be provided with the cost divided 50-50 between the buyer & seller. Title Company Closing Fees, if any will be divided 50-50. This property is being sold based on the acres as stated on a recent survey of the parcels as completed by Midwest Land Surveying Inc., with the acres understood to be “more or less”.
