Tract Descriptions
TRACT 1 – 7 acres m/l-The Home tract featuring 1600 + square foot modular home on a permanent foundation-with large, covered portico. The home has 3 bedrooms/2 baths with large rooms and an open floor plan. This home has been very well maintained. Outside is a variety of sturdy buildings, grain bins and functional wooden cattle pens.
TRACT 2 – 100 acres m/l w/ 70 +/- acres cultivation currently in wheat, alfalfa and grass with a nice size stock pond.
TRACT 3 – 133 acres m/l with 90 +/- acres in cultivation and the balance in grass. A good set of cattle pens and a small pond are on this tract as well. NOTE: The grass portion has been used as a hay meadow for the past several years.

Terms
REAL ESTATE:
$25,000 down per tract, $50,000 down per combination or $100,000 for the entirety, day of auction. Balance due at closing. Seller will provide a survey and an abstract for each tract or combination of tracts depending on the manner in which they sell. If the property sells as one unit, the seller will provide an updated abstract and NO SURVEY will be provided. Improvements selling AS IS. NO BUYERS PREMIUM AT THIS EVENT.
PERSONAL PROPERTY:
Cash, Check, or Credit Card on Auction Day. (3% Convenience fee applied to credit card purchases)
No buyers premium on personal property.
Buyer is responsible for prompt removal of items purchased.
