AUCTIONEERS NOTE: The Caskey Family (Pine Lawn Farms, LLC) have been highly regarded sheep and livestock producers in Pipestone County and Southwestern Minnesota for many decades, and now have made the decision to downsize their operation and sell this acreage. The facilities on this property are well designed and very functional and are especially well suited for sheep and/or goats, but could be adapted for cattle, calves and other livestock. According to the owners this property could very easily accommodate 500 ewes and 1,000 lambs and with proper management the current owners have utilized the existing facilities to accommodate as many as approximately 2,000 head of sheep with +/-700 ewes and +/-1,300 lambs. The residence on the property consists of a 1½ story 3+ bedroom home with the main floor comprised of an east entry and adjacent ¾ bath/mudroom that is situated between the entryway and the garage; the main level includes a laundry room with a large double closet; a kitchen w/oak cabinets and a dining area with oak floor and an adjacent full bath w/tub; a west entryway w/built-in storage cabinets, an adjacent office and a west walk door to an open wooden deck; a living room w/ceiling fan and a bedroom w/closet & ceiling fan; there is an enclosed staircase with an adjacent dormer closet to an open room at the top of the stair that could be utilized as a walk-thru bedroom or study and 2 nice sized bedrooms w/closets; the basement has an area formerly utilized as a family room, a rough bath with a shower and sink which has not been in use for many years and in this room are located a 200 amp and a 100 amp electrical boxes which appear to have been installed in 2017 based on the inspection tag; additionally there are 2 storage rooms, on of which includes a Marathon elec. hot water heater. TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before August 1, 2025 with possession. Marketable Title will be conveyed and an abstract of title will be continued to date and provided to the buyer for examination prior to closing. The closing agent’s fee (O’Neill & Barduson Law Firm) will be divided 50-50 between the buyer and seller. The legal description and the number of acres are based on the acres as stated on the county assessor’s records and are understood to be “more or less”.
