The Heirs of Elizabeth Schmitz have awarded Sutton Auctioneers and Land Brokers, LLC the privilege to offer these Two Choice Parcels of Union County Land at Public Auction. This land has been in the Schmitz Family for many decades; thus, this auction provides a “Once in a Lifetime Opportunity” to purchase these Union County, SD farms. Additionally, these farms have excellent location being located within a close proximity to Elk Point, SD, near to Southeast Farmers Coop Elevator & other nearby grain markets and points of interest. Each of these parcels will be available to farm or lease as the buyer should desire for the 2026 crop year. FARM #1: +/-120.00 Acres in Elk Point Twp., Union Co., SD – LEGAL DESC.: The NE ¼ Exc. The N. 40 Rods Less the NW¼ of the NW¼ of the NW¼ of Sec. 29, T. 91N., R. 49W., (Elk Point Twp.), Union County, SD

Farm #1 is an exceptional irrigated inside +/-120 acre parcel with superb soils and is bordered only on the west by roadway (476th Ave.). According to FSA information this choice parcel of land has approx. 119.81 acres of cropland with a 59.86 acre corn base with a 157 Bu. PLC yield & a 59.88 acre soybean base with a 52 Bu. Farm #2 is an excellent productive and virtually all tillable parcel of land located within 1 mile of Southeast Farmers Coop Elevator, near Elk Point, SD. According to FSA information this parcel has an extremely high percentage tillable with +/-47.68 acres of cropland with a 23.82 acre corn base with a 157 Bu. The 2024 RE taxes payable in 2025 on this land were $1,203.82. This farm would be an excellent addition to an area row crop farming operation or investment.

TERMS: Cash – A 10% nonrefundable downpayment on the day of the sale with the balance on or before February 4, 2026. Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy and the closing agent’s fee to be divided 50-50 between the buyer(s) and sellers. All of the 2025 RE taxes payable in 2026 will be paid by the sellers, with the buyer(s) to pay all of the 2026 RE taxes payable in 2027. The total acres being sold will be sold in accordance with the acres as stated on the county assessor’s records, with the acres understood to be “more or less”.
