The Auction of Farm #2 will at the Site of Farm #1. This Surveyed +/-240.04 Acre Farm will be Offered in its entirety as a unit. According to FSA information, this property as a whole has approx. 237.70 acres of Farmland with approx. 204.02 acres of cropland, with the remaining acres being comprised of lowland slough acres, drainage and roads; with 192.65 FSA base acres, all of which are comprised of a 192.65 acre corn base with a 130 bu. TERMS: Cash – A 10% nonrefundable downpayment on the day of the sale with the balance on or before December 15, 2026, with Fall tillage privileges subsequent to the harvest of the 2026 crops and full possession at closing for the 2027 crop year. Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy to be divided 50-50 between the buyer(s) and sellers.
