OFFERING 160+/- ACRES TO BE SOLD AS 2 TRACTS

160 +/- Acres offered in two tracts, Tract One is 40 +/- acres with Hunolt Homestead and Tract Two is 120 +/- acres of tillable farm land and recreational property.  It is all located in Township 59N, Range 10W, Sections 27 & 28 of Shelby County Missouri.

TRACT ONE:

40 +/- Acres with frontage and access off Highway J which runs along the south side of this tract.  The tract is primarily open and currently being used for crop production.  According to the Shelby County FSA Office there are 28.68 tillable acres and the balance is in wooded draws, fence rows and driveway.  

The house is a single story, wood frame structure that is set on a concrete footing and foundation with a crawl space.  It has a metal roof and siding.    It has thermal pane, double hung windows and doors and is fully insulated.  The house was built in 1998 and has 1920 sq. foot of living space with four bedrooms, two and a half baths, including a master bedroom with its own full bath and walk through closet.  The house is designed with an open floor plan with the kitchen, family room and dining room, all open.  The kitchen has custom made oak cabinets w/ 48’ of counter tops.  There is a free-standing oak island in the kitchen with a drop-in electric cook stove and oven, the built-in dishwasher, they all stay with the house.   The house has vinyl and carpeted flooring, an attic fan, is heated and cooled by an LPG forced air furnace and central air unit and an electric water heater, purchased in May 2023,  and Culligan water softener system.  The house is hooked to rural water and has a  sewage lagoon.  There is also a very functional front porch and large back deck.

The house is well constructed with a handy floor plan and lots of nice functioning amenities. 

In addition to the house there is a very attractive and functional workshop/shed on Tract One.  The main structure is a 40’ x 60’ pole frame structure w/ 15’ side walls and metal roof and siding with a full concrete floor.  The building has blown-in insulation, LPG forced air furnace, air conditioning, in-line hot water heater and is wired for 110 and 220 volts electric.   There is a large functioning kitchen with commercial gas/electric range ( which will be sold separately) along one end with an island and a half bath with stool and sink.   For extra storage there is an 8’ loft along two sides.   The building is accessed through two 10’ x 12’ overhead roll-up door, one with an electric opener, a large roll-back door on the south end and a walk-through door. 

Connected to the main structure are two lean-tos, the one on the north end is a 30’ x 40’ open front, it is being used for machinery storage.  The lean-to along the east side is 20’ x 90’ that is open to the east and north and houses the walk-in cooler and is used for storage.  It has access to the main building through a roll-back door.

This building was well designed, incredibly functional and very versatile, the Hunolts used it for repairing their machinery, woodworking projects, butchering and partying, a real man-cave!

For your out-of-town camping guest, there is a full camper hook-up located on the concrete apron next to the shop, with electric, water and sewer.

Tract One also has a 36,000 bushel fully functioning grain bin on it.  The bin was put up in 2015, is all electric with dryer, fan, perforated floor, unloading auger, stirrator, roof vents and outside stairway.   Perfect for storing your own home-grown grain or leasing out for addition income to a neighboring farmer. 

Additional items on Tract One that convey with the property are a working 8’ x 14’ walk-in cooler with 8” insulated walls and 10” insulated ceiling, over-head rail, factory cooler door.

Also, there is a detached 8’ x 20’ building that contains an 8’ x 8’ insulated smoke house and a 8’ x 12’ workshop.

TRACT TWO:

Consists of 120 +/- acres that will be accessed over a 40’ easement along the west side of Tract One, directly off Highway J.  According to the Shelby County FSA Office there are 112.76 tillable acres, the balance is in wooded draws, fence rows, and waterways.   Tract Two has some tile terraces and other conservation measures.  This tract has a high percentage of quality tillable farm land along with some outstanding hunting and recreational potential.

This property lies in the North Shelby School District and has high speed internet available through Mark Twain.

TERMS & CONDITIONS: 10% Down day of sale with the balance due and possession given at closing in 45 days or less.   Sellers to pay for 2023 Property taxes and retain all 2023 revenues.   The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Sellers and Buyers.  

On Tracts One and Two the tracts will be sold free of any current farm tenancy for 2024 and future years.  

NOTE: The current 2023 crop tenant has his 2023 crop stored in the bin located on Tract One until it is removed.  He also retains use of the electric until his grain is removed.  

A survey is being done of this farm and the survey acreage numbers will be used for sale contracts and closing and the survey will be paid for by the sellers.
