TERMS: Cash – A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before May 30, 2024, with landlord’s possession and the buyer will receive a rent credit for the 2024 crop year of $24,000.00 ($300.00 per acre) from the seller at closing; with full possession subsequent to the harvest of the 2024 standing crops and the existing tenants rights under the 2024 farm lease. Marketable Title will be conveyed and at the option of the seller either an abstract of title continued to date will be provided to the buyer for examination prior to closing, or an owner’s title insurance policy will be provided.
