124.87 acres more or less of Dearborn Township, Beadle County South Dakota Pastureland.

We will offer at LIVE public auction 124.87 acres +/- of this Beadle County pastureland located just north of Virgil South Dakota on Friday February 7, 2025, 11am CST at the Huron Event Center located at 501 Wisconsin Ave SW, Huron, SD. As pasture has been increasingly harder to find in our area, we are excited to bring this opportunity to you. As the new owner you will have full possession at closing 45 days from auction. This land will be sold at live auction $_____ x 124.87 acres.

Perimeter fence is in place and as an added bonus approximately 1 mile of new fencing material to construct one mile of fence will be sold with the property. Said material is for 3-steel, 1-wood, four barbed wire construction, with 16.5-foot post spacing, (1 rod). The wood posts are 8-foot and most of the steel posts are 7-foot. The barbed wire is Red Brand. The fencing was intended to replace the west side along RR ROW. The water source for this property is a dug out on the northern side. There is also a pasture hydrant you will see on north end. This hydrant is serviced from an Artesian well from across the road to the north and owned by that landowner. We do not guarantee this source and there is no contract or easement to use this well. Neighboring property owner has allowed use of the well, but any further use would be an agreement between new owner and neighboring landowner but is not guaranteed.

Legal: West Half of Section 29, Township 110, Range 63, lying E of RR R/W, Beadle County, South Dakota

Terms: 10% nonrefundable earnest money due down day of auction with signed purchase agreement. Closing on or before 45 days from auction. Full possession to be given at closing. Title insurance & closing cost split 50/50 between buyer and seller. Sold subject to owner confirmation. Sold subject to any easements of record. Preliminary title insurance has been completed. Title insurance does show a US Fish & Wildlife Waterfowl Management Easement and a Waterfowl Habitat Protection Easement. Recorded mineral rights from 1952-2006 which are not covered under this exam.
